Just so you know:
When renting a private home it is much different then renting in an apartment complex. There is no maintenance staff or office to call. You communicate directly with the owner of the home or the owner's appointed representative if you have any issues that need to be resolved. When applying to rent a home the owner will usually ask you for proof of employment and a credit report with your credit score. Of course this is to show that you have the ability to pay the rent and that you have a good credit history. Your credit report can easily be obtained from many websites on line for a small fee. www.annualcreditreport.com/ and www.freecreditreport.com/ are two of them.
In most cases the owner will ask for a 1 1/2 months rent as a security deposit and to be paid for the first month in advance. Some owners accept pets and some do not. It will state this in the listing. As the renter you are responsible for all utility fees such as gas, electricity, water, cable TV and such. The owner pays the taxes and association fees if it is a townhouse.
In most, but not all cases, the renter is asked to pay the real estate agents commission. You will see this in the listings as T/L COM: under Lease Information. There are usually two agents involved in the process. One who represents the renter and the other who represents the owner. Each will receive 1/2 months rent as their commission. If you, as the renter, work with the agent who also represents the owner you will still pay the full commission of 1 months’ rent. This is because he/she is doing the work that normally 2 agents would do. It would be best if you had your own agent to represent you to the owner. The commission and the rent is always negotiable.
