All service provided to you as a buyer is done at no cost to you. Once we start working together, if you are happy with my service, please continue to work only with me. I only get paid if and when you purchase a home. My fee comes from the commission the homeowner pays to their listing broker.

·         Submit your home profile to the automatic MLS search program

·         Review search results and email hits to you every day

·         Adjust search to your request as needed

Previewing prospective new homes

·            I'll make appointments with the home owners

·         We can travel together or I'll meet you at the home

·         You'll receive a copy of the Home Features Brochure

·         Research any questions you have about the home

If you have a busy schedule

·         I will preview a home for you if you can’t

·         Post digital photos on the internet for you to review

·         Pass on my comments about the home

·         Email you the Home Features Brochure

Once you select a home

·         I'll provide you with a Buyers Comparative Pricing Report

·         Fill out the offer paperwork with you

·         Submit your offer to the listing agent and homeowner

·         Negotiate the offer on your behalf if necessary

·         Adjust offer as needed and re submit it

·         Hold your escrow money at my company or attorneys office

After your offer is accepted

·         Deliver contract to your attorney

·         Refer you to professionals as needed

·         Attorneys, Home Inspectors, Craftsmen, Mortgage Company

·         Submit escrow money to your attorney

·         Meet you and Home Inspector at home for inspection

·         I meet appraiser at home for appraisal

·         Help negotiate repairs that might be needed

·         Make sure that repairs are completed

On your way to closing

·         Work with you and attorneys to schedule closing dated

·         Deliver escrow monies to attorneys

·         Help negotiate last minute issues

·         Schedule and meet you for walk through inspection

·         I’ll come to the closing with you

·         Enjoy your new home
